What Could You Do With Your Own Tract?

A hunting tract can be twenty acres close to home or a much larger piece you plan to keep in the family. Alabama Farm Credit finances qualifying rural property for goals like these.

A future Cabin or Lodge Site

Land with Water

A creek, pond, or other water feature can add another reason to spend the weekend outside.

Recreational Acreage

Room to hunt, fish, ride, explore, and get away from the week.

Buying Your First Tract?

You Don't Have to Figure It Out Alone.

Buying a hunting tract comes with considerations you may not run into with a traditional home. Access, timber, water, property boundaries, terrain, and intended use can all matter. AFC works with Alabama land every day, so you can start the conversation with a lender who already understands what you are looking at.

You don't have to know all the answers before you call us.

Do I Have to be a farmer?

No. You don't need crops. You don't need cattle. You don't even need to call yourself a farmer. AFC finances rural property for hunting and recreational use, part-time farms, and rural residences.

How much land do I need?

You don't need 100 acres. AFC land loans can start with as little as two acres, subject to loan and property eligibility.

What will I need to put down?

Every situation is different. AFC's current guidance is that land purchases typically require 20% down, with a minimum of 15% plus closing costs. Talk with our team about your property and your options.

Found a Tract You Love? Check These Things First.

Before you buy, make sure you understand:

  • Deeded access

Questions People Ask Us First.

  • Do I have to be a farmer to get a land loan?

No. AFC finances rural property for part-time farms, rural residences, and recreational purposes. You don't need a farming operation or farm income to qualify.

  • What kinds of property can Alabama Farm Credit finance?

Homesites, hunting and recreational tracts, cabins and country retreats, farms and hobby farms, timberland and rural acreage, improvements, construction, and refinancing of qualifying rural property.

  • How many acres do I need to purchase?

AFC land loans can start with as little as two acres, subject to loan and property eligibility.

  • How much of a down payment will I need?

Land purchases typically require 20% down, with a minimum of 15% plus closing costs. Your loan officer can go over what applies to your situation.

  • Can I buy land now and build a home later?

Yes. Many people finance a homesite first and build when they're ready. AFC also offers construction financing for homes, barns, and other rural structures.

  • Can I finance hunting or recreational property?

Yes. Hunting and recreational land is a significant part of what we finance across Alabama.

  • Can I finance improvements, barns, or other structures?

Yes. AFC offers financing options for qualifying property improvements and rural construction.

  • What determines my interest rate?

Rates aren't one size fits all. Your loan amount, credit, the property, and how you intend to use it can all affect your financing. AFC offers fixed-rate options along with short- and long-term terms, and a loan officer can walk you through what's available for your situation.

  • How much can I borrow?

Borrowing capacity is evaluated based on a number of factors, including but not limited to credit and income. Contact AFC today to start the pre-approval process to determine your maximum loan amount.

  • Do I need to have a specific property picked out before I contact you?

No, you do not have to have a property picked out, but we encourage you to reach out to AFC and get a pre-approval today.  A pre-approval can help you determine your maximum budget for you and your families’ future hunts.

  • Should I talk to AFC before or after I make an offer?

Yes, as a preapproval from AFC can be a useful tool with negotiating a contract.  Many sales contracts require a pre-approval within just a few days, having this already in hand will help take the stress out of the hunt for your property.

  • What information will I need to apply?

Just like hunting different types of game, what will be needed to apply is based on the property you are hunting.  We may request as little as an application, income information, and bank statements, up to 3 years of tax returns and financial statements.

  • Will submitting this form affect my credit?

No, this form is not a loan application but is the first step towards working with AFC to finance your hunting land, just like preparing your green fields before hunting season.

  • How long does the land loan process usually take?

It is our goal to get you out there preparing for the hunt as quickly as possible, processing times do vary depending on the complexity of transaction just like landing that trophy buck you have been watching on camera.  Processing time can be as little as 20 – 30 days to closing.

  • What happens after I submit this form?

A local AFC team member will reach out within 24 hours to learn more about your plans and talk through your options. Nothing is decided on the form.
